Value Add
Retail, Office, Flex, Industrial, Self-Storage, Multifamily
Deal Size
$20-100mm targeted deal size, and we will go smaller or larger if returns justify
Minimum $1,000,000/yr at 10%+ cash-on-cash (or can be lifted to these levels through value add) and a projected $5mm+ gain on the exit within 3 years
Occupancy
Properties or portfolios less than or equal to 80% occupancy (Submarket occupancy should be at least 90%)
Quantity Capital will buy nationwide in submarkets that have at least 70,000 residents and a median household income of at least $60,000 within a 3-mile radius
